
Guidelines for Tradesmen and Services Working in Stubbs Wood
Stubbs Wood is a private road owned and maintained on behalf of the residents by Stubbs Wood Residents Association Ltd. Companies who provide utilities such as gas, water, electricity and telecoms together with builders, decorators, gardeners and other trade service suppliers are responsible to the Association for the quality of any work they may undertake which directly affects the road surface or the grass verges.
The following guidelines are therefore intended to help residents and their appointed tradespeople in the smooth running of work undertaken on properties in the road in order to ensure a harmonious and understanding relationship with all their neighbours.
Guidelines

All trade vehicles should be parked so as to cause minimum inconvenience to residents.

The verges, which are owned by SWRA Ltd on behalf of all residents, are easily damaged, and are therefore not a suitable place for parking.

Access to services such as gas, water, electricity and phone lines may involve some road damage. If excavation of the road and/or verges is necessary then adequate notice should be given using the phone numbers below and suitable arrangements should be made to allow residents to pursue their normal business. Any damage to the road or verges must be repaired to a good standard on completion of the work.

Some subsidence often occurs with such repairs and arrangements should be made to re-visit the site after a suitable period of time to deal with subsidence as necessary. This is the responsibility of the property owner and tradesmen concerned.

Skips, vehicles and plant must be carefully parked to avoid inconvenience to residents or damage to the verges or road. If skips are left overnight they must be well lit andmarked to avoid any danger to road users. This is particularly important as Stubbs Wood has no street lighting.

Tradesmen should ensure that noise is kept to a minimum. Work should be restricted to reasonable hours, and avoided altogether on Sundays.

All tradesmen should be fully insured for accidental damage or injury to property or persons in Stubbs Wood.
Services and property maintenance, building and development work are an inevitable part of everyday life in Stubbs Wood as elsewhere. Whilst ongoing, such work requires some understanding on both sides. These guidelines should ensure that the process is as pain free as possible.
