The History of Stubbs Wood

 

Stubbs Wood was originally developed by Chiltern Estates Ltd who purchased the land in 1910. Building plots were sold with an attached covenant which required purchasers to contribute to the upkeep and maintenance of the roadway and grass verges until such time as it was adopted by the local authority. Chiltern Estates was wound up in 1951 and ownership of the road (which had never been registered or adopted ) reverted to the Crown. Despite that, residents voluntarily chose to carry on their responsibility for maintaining the roadway.

 

Prior to 1979, the relatively small costs of any necessary repairs were simply divided equally between the owners of each property. When bills began to rise it was agreed, through a ballot of all residents, to set up a road fund to which everyone would make an annual contribution. Over the years this has provided a regular income for dealing with minor pothole repairs whilst building towards the cost of major work such as complete resurfacing.

 

In 1988, again after balloting residents, the decision was taken to form a legally constituted limited company - Stubbs Wood Residents Association Limited - of which each resident would be entitled to become a member.

 

In 1998, at the Association's AGM, it was agreed to try and purchase title to the road (which was unregistered) from the Crown Estates. This was achieved in 2002 and certification was obtained from the Land Registry. The road is now wholly owned by its residents through their membership of SWRA Ltd.

 

The Association is managed by a small committee charged with protecting the amenity of Stubbs Wood and the interests of residents by, amongst other things, monitoring local planning applications and helping to organise opposition where there may be adverse affects from any proposed development in the road itself or on its immediate boundaries.

The principle objectives of the Association are:

 

          - To raise funds for the maintenance and upkeep of the road

 

          - To manage the utilities in respect of any work undertaken which may impact o the roadway and its verges

 

          - To engage with the local authorities on any issue which may effect the interests of residents

 

          - To manage the company as prescribed in its Articles of Association

 

An Annual general Meeting of SWRA Ltd. is held in September to which all members are invited.  At that meeting the statutory business of the company is dealt with and the officers and committee members are elected.  Refreshments are provided before and after the meeting and it therefore presents an opportunity for neighbours to meet and socialise.
